I’m Danielle Hayduk and I made $120,000 my first year as a single mom-real estate investor. With over 20 years of experience in commercial real estate, rentals, land contracts, short term rentals, arbitrage, residential assisted living, flipping has been the most rewarding part of my real estate career.
Early on in my flipping experience, I realized that the budget I had allocated to my project would never support the inflated quotes I was getting from contractros, the delays they were causing, or the shoddy work they thought they could get away with because I am a woman.
So I decided to lay down the law and I taped two big sheets of paper to the wall, one with my completion date--8 days away, and one with the list of work that needed to be done. When I told my contractor that I needed him to finish the list by that target date or he would not get paid, he finished the job in two days... and I sold my project 4 days before my target date.
From that point on I refined the system to make it what it is today: a DONE FOR YOU day-by-day roadmap of your project , start to finish. You let your crew or contractors sign up for each mini-job, agreeing to the price you have allocated for it, and you will see how everyone aligns to stay on track and on schedule.
